Host Terms and Conditions

The following terms and conditions apply to your use of Ethereal Living Vacation Homes‘ services. Ethereal Living Vacation Homes provides vacation home rental management services in Dubai, UAE.

1. INTRODUCTION

A. These terms and conditions (“Host Terms”) apply to your registration as a “Host” with Ethereal Living Vacation Homes, and to all services provided to you as a registered customer (“Client”). Registration is conditional upon the full acceptance of these Host Terms.

B. In these terms, “Hosts” refers to clients allowing their property to be occupied by guests, and “Guests” refers to individuals staying at such properties.

C. We provide services to ensure the property you make available (“Property”) is prepared and ready for occupancy by Guests.

D. We may amend these Host Terms at any time by posting the updated version on our website. Continued use of our services confirms your acceptance of the current Host Terms. These terms should be read in conjunction with our Privacy Policy and Refund Policy.

2. SERVICES

A. We agree to provide services as requested by you with reasonable skill and care, subject to the acceptance of a valid Service Request.

B. Service Requests can be made via our website, by calling +971 58 576 2256, or by emailing info@etherealliving.ae.

C. Requests should be submitted at least 48 hours in advance to avoid extra charges. We endeavor to respond to all requests within 24 hours.

D. We reserve the right to appoint vetted sub-contractors (“Third Party Suppliers”) to deliver specific services.

3. HOST OBLIGATIONS

A. To ensure uninterrupted service, you agree to:

  • Provide accurate and timely information regarding the Property and Guests.

  • Provide a copy of the property keys.

  • Collaborate fully with our team and respond promptly to requests.

  • Refrain from soliciting or enticing away any employees or contractors of Ethereal Living Vacation Homes.

B. You acknowledge that Ethereal Living Vacation Homes does not act as an insurer; you are responsible for maintaining appropriate insurance for the Property and its contents.

C. You agree to indemnify us against any claims, damages, or legal fees arising from a breach of these Host Terms.

4. CHARGES AND PAYMENT

Invoices are generated for each Service Request. Charges are payable immediately upon receipt of the invoice and prior to the commencement of service. We reserve the right to cancel services if payment is not received in advance.

5. TERMINATION / CANCELLATION

A. If your account is terminated, this agreement stands terminated immediately. B. You may cancel a Service Request up to 24 hours before commencement for a refund. No refunds are provided for cancellations made less than 24 hours before the scheduled service.

6. LIABILITY

A. Our liability is limited as set forth in these terms. We are not liable for delays caused by events beyond our reasonable control (Force Majeure), such as natural disasters, utility cut-offs, or government actions. B. We shall not be liable for indirect, incidental, or consequential financial losses. C. By handing over keys, you grant implied access to the Property for Ethereal Living Vacation Homes employees, contractors, and authorized agents.

7. MISCELLANEOUS

These Host Terms are governed by and interpreted in accordance with the laws of the UAE. Any disputes shall be submitted to the exclusive jurisdiction of the UAE courts.


Refund Policy

This Guest Refund Policy governs the rights of Guests and supersedes the Host’s individual cancellation policy. By using the Ethereal Living Vacation Homes portal, you agree to these terms.

1. Travel Issues

A “Travel Issue” includes:

  • A Host canceling a booking shortly before the start date or failing to provide property access.

  • Material inaccuracies in the listing (e.g., incorrect size, location, or missing essential amenities like air conditioning or functional kitchens).

  • Health or safety hazards, lack of cleanliness, or undisclosed pets/vermin at the start of the booking.

2. The Policy

If a Guest encounters a Travel Issue, Ethereal Living Vacation Homes will, at its discretion, either:

  1. Reimburse the Guest up to the “Total Fees” paid, depending on the nature of the issue.

  2. Use reasonable efforts to find and book a comparable alternative Property.

Standard Cancellations:

  • 14 days or more before commencement: Full refund.

  • Less than 14 days before commencement: No refund shall be offered.
